Every year, hundreds of foreigners buy property in Italy through agents who have never read a structural survey, never checked a floor plan against the cadastral records, never spotted an abuso edilizio hiding in plain sight. DreamYourItaly exists to make sure that never happens to you. We are not a property finder with a nice website. We are a RIBA Chartered, ARB Registered architecture practice that happens to also find, evaluate and deliver Italian homes — because after 25 years of designing and building across Italy and the UK, we know that the most important moment in any property purchase is not the viewing. It's the technical investigation that happens before you sign.

Property Management

Your dedicated bilingual property manager handles everything year-round: maintenance, inspections, utility management, bureaucracy, and pre-arrival preparation — and then we do what no agent does: we visit every shortlisted property with an architect's eye. Structural condition, renovation potential, planning constraints, real costs. You only see properties that survive our technical filter. No time wasted on beautiful ruins that would bankrupt you.

Technical Due Diligence

This is where we save you the most money — and the most pain. Before you sign anything, we investigate: structural surveys, urban planning verification (conformità urbanistica e catastale), land registry analysis, and a full search for planning violations (abusi edilizi) that the seller may not have disclosed. We've caught illegal extensions, missing permits, and structural defects that would have cost our clients tens of thousands of euros. You get a clear, honest report — and the confidence to buy or walk away.

Design & Architecture

Through our RIBA Chartered studio The Green H, we handle the full design process: concept, detailed drawings, building permit applications (Permesso di Costruire, CILA, SCIA), and regulatory approvals. We speak fluent Italian bureaucracy so you don't have to. Every design balances what you dream with what the building can structurally support and what the planning authority will approve — no surprises after you've signed the contract.

Renovation Management

We select contractors from our vetted network, negotiate quotes, and manage the entire build on your behalf. Detailed Schedule of Works, weekly photo updates, strict budget control, quality inspections at every stage. You don't need to be in Italy — we are your architect on the ground, solving problems before they become expensive. Our clients typically save 15—25% versus managing a renovation remotely through an unqualified intermediary.

Made in Italy Interiors

We source kitchens, bathrooms, furniture, lighting and finishes directly from Italian manufacturers — at trade prices you cannot access as a private buyer. We accompany you to showrooms or send curated selections remotely, manage orders, coordinate deliveries, and oversee installation. Every piece is specified to work with the architectural design, not chosen from a catalogue in isolation. The result: a home that feels designed, not decorated.

Keys in Hand

From the signed deed at the notary to the first dinner on your terrace — we manage every final detail: utility connections, appliance installation, furniture assembly, garden setup, and any last finishing touches. We conduct a final snagging inspection, prepare a handover document with all manuals, warranties and local contacts, and hand you the keys to a home that is completely ready to live in. You arrive, unpack your suitcase, and you're home.
