How is this different from the free 48-hour assessment?

The free assessment is a conversation: an architect looks at the listing and flags the three biggest risks we can see from the outside. The Snapshot is a structured investigation with a written, documented verdict you can act on — and share with your lawyer, your bank or your co-buyers. Most clients start free, then order a Snapshot on the property they're serious about.

Is this a legal check on the title?

No. Title verification is the notary's role in the Italian system — and we'll tell you exactly what to ask them. Our report covers the technical, planning and financial reality of the building itself: the part nobody else in the transaction examines.

What if the report tells me not to buy?

Then it just saved you far more than it cost. We have no commission riding on your decision — that's the point of independence.

Do you cover all of Italy?

Snapshots: yes, nationwide. Full Reports: Rome and Lazio, Umbria, Puglia and Salento as standard; other regions on request, with travel at cost.

What languages do you work in?

Reports are delivered in English; Italian versions on request. Calls in English, Italian, or a mix — whatever works for you.

When does the clock start?

Delivery times run from payment and receipt of complete documentation. If documents are missing, we tell you exactly what to request from the agent — a useful test of the seller in itself.
